Car park management built around your asset, customers and operating objectives
A car park should support the property it serves, not operate as a separate business problem.
Ace Parking manages car parks for property owners, asset managers and facilities teams that need the parking operation to support the wider asset. We start with the property: its commercial priorities, customers and stakeholders, operating constraints and future plans. The management model then follows those requirements, bringing together customer service, revenue controls, reporting, technology and operational response.
Choosing the right commercial model is dependent on the desired outcomes of the asset as a whole, who uses the car park, when pressure occurs, the existing technology and access arrangements, and what the client needs the asset to achieve. Those factors should determine the operation rather than a standard staffing or equipment package.
Manage the car park as part of the asset
For many customers, the car park is the first and last experience touchpoint with an asset. At its best, that experience should be almost invisible: frictionless and forgettable because entry, parking and exit happen so smoothly the customer barely notices them. Effective management therefore requires more than collecting payments or responding to faults. It requires the day-to-day operation, customer journey, commercial controls and escalation model to work together around the asset.
What we manage
- Site mobilisation, operating procedures and service standards
- Customer service, access support and intercom assistance
- Cashless, ticketed and ticketless parking operations
- Revenue collection, reconciliation, KPI reporting and financial controls
- Parking rules, signage, wayfinding and customer communications
- Tariff, account and access-management support
- Parking technology and equipment coordination
- Incident management, escalation and operational response
The operating model should follow the site
The mix of on-site presence, roaming support, remote monitoring, technical response and reporting should follow the actual operating requirement. A model designed around one input, such as staffing cost or a preferred technology, can simply move cost or disruption elsewhere. We look at the whole operation and the consequences for the asset.
Technology without vendor lock-in
Technology should support the operating model, not define it. Ace is technology-agnostic and can work with suitable existing infrastructure, client-preferred suppliers or an independently specified architecture. Our role is to make the selected systems work in the live parking environment and identify where technology choices affect customers, operations, data access, service responsibility or long-term flexibility.

Customer support needs a clear response path
When a customer cannot enter, exit or complete a payment, the problem quickly becomes an asset issue rather than an equipment issue. The response path should therefore be clear from customer assistance and remote intervention through to on-site support, technical attendance or supplier escalation when required. See our Remote Monitoring & Control Room and service and maintenance support.
Reporting should support a management decision
Reporting should be tailored to the asset objectives and tell the client what changed, why it matters and what needs attention. The measures will vary by asset and operating scope, but may include revenue, utilisation, customer issues, service performance and agreed improvement actions. Reporting is useful when it supports a management decision, not when it simply produces more data.
Attracting the right customer mix
If the issue is not day-to-day operation but the customer mix, utilisation or demand profile, the response may require a separate optimisation or customer-acquisition strategy. That should be treated as a distinct commercial problem rather than folded into routine asset management.
The right commercial model
The right commercial model needs to suit the car park operation and the asset. Depending on the site, risk allocation and owner objectives, lease, licence, profit-share, joint-venture or BOOT structures may be more appropriate. The structure should follow the commercial and operating requirement, not the other way around.

Current New South Wales operations
Ace Parking currently manages parking across a New South Wales portfolio, including commercial and retail locations in Sydney. Current public locations include SYD PARK in Alexandria, Seven Hills Plaza and Eastwood Shopping Centre.

Industry-aware parking operations
The operating model needs to reflect the purpose of the asset. Healthcare environments may require a strong focus on patient access, operational continuity and complex stakeholder needs. Retail and shopping-centre environments may need to balance customer turnover, tenant requirements, revenue performance and a straightforward arrival experience.
